The Zoning Board will be hearing the Attorneys' closing remarks

A new application for a 101 unit, 12 story new building has been filed with the West New York Zoning Board of Adjustment by Novus Equities, LLC d/b/a Novus Landmarks West New York. The application is for lot 9 ,10 ,11 Block 2 located at the corner of 67th st and Boulevard East. The lot space is currently occupied by Skyline Auto Repair and 2 individual houses. The enormous proposed development directly threatens the quality of life for the residents of the neighborhood and its surrending area:

Loss of light- A 12 story building would cast Halifax Hall and all residences to the north in total shade, the swimming pool of The Versailles (to the east) in shade, and to the west all residents would be in total shade

Loss of privacy- Windows would face directly into neighbors windows on all sides

Loss of parking space- Many would lose their parking space at Skyline and much street parking would be lost as well

Loss of views- The massive proposal would block all southern views

Bus overcrowding- Hundreds more persons would crowd the bus stops and the buses

Our area is threatened by:

Transportation System Breakdown; Due to overbuilding and overpopulation, bus service is more and more stressed with long lines, standing room only,and particularly difficult for the disabled or aged.

Traffic: increasing constantly, unsustainable over time. A clear danger for emergency vehicles.

Overdevelopment; High-rises ruin views of NYC and the river, and destroy the character of our towns.

Parking: For existing population in all towns has already reached a crisis level.

Cars, NJ Transit Busses and Jitneys: Pollute our environment not only with exhaust fumes but with their noise as well.

The proposed high-rise will dump MANY ADDITIONAL CARS ON LOCAL STREETS where it's already virtually impossible to park, at the same time removing parking for an additional 50 or so vehicles. Remember THAT as you circle and circle looking for a spot for your car. The proposed site is the narrowest point on Blvd E, will create hazards for emergency vehicles, and would be the first time two high-rises would be permitted to stand directly across from one another. A very dangerous precedent! THE VARIANCES THE DEVELOPERS HAVE PROPOSED ARE EXTREME AND EXCESSIVE IN NUMBER: Land use, floor area, density, height, coverage, lot dimension, depth, width, front yard dimension, side yard dimension, design related, parking stall size, floor area ratio, and MORE! An addition of as many as 200 to 300 commuters to already overstressed transportation systems. Consider THAT the next time you wait in a line to get on a bus at Port Authority or are forced to stand.
